PMS vs OMS
PMS vs OMS: two different jobs
Every short-term rental operator is sold a property management system. Far fewer are told what a PMS does not do — and the gap is where most of the morning goes.
This page sets the two categories side by side: what each one holds, what it does with it, who it is built around, and what happens when something goes wrong. Santara does both jobs — it holds the record and replaces a PMS — but the operations half is the reason it exists.
What it holds
The booking. Rates, availability, guest details, the calendar and the money — one authoritative record per reservation.
That same record — properties, rooms, rate plans, availability, guests and reservations — and the day built on top of it.
What it does with it
Stores it accurately and syncs it to the channels, so the same night is never sold twice.
Stores it, then reads across all of it every morning, decides what actually needs a human, and puts that in front of you.
How you use it
You go and look. It answers questions you already knew to ask.
It comes to you at 6am. It raises the things you did not know to ask about.
Who it is built around
The reservation, and the person managing the listing.
The team doing the work — cleaners, drivers, maintenance — and the person accountable for whether it happened.
When something goes wrong
The record is correct. Nothing tells you the clean was never confirmed.
The unconfirmed clean is the first line of the brief, with the job already dispatched and chased.
What it optimises
Distribution and accuracy — more channels, fewer double bookings, cleaner data.
Attention and margin — less time coordinating, fewer unsold gaps, fewer problems found late.
What it does not touch
Nothing — distribution is its territory, and you work inside its channel connections.
Your channel manager. Airbnb and Booking.com sync live, and we never replace that layer.
Moving onto it
A migration you run, or pay someone to run.
A migration we run for you, free. You do not do the data entry.
PMS vs OMS
So do you still need a separate PMS?
No. Santara holds the record itself — properties, rooms, rate plans, availability, guests and reservations — and syncs Airbnb and Booking.com live. What makes it an OMS rather than one more PMS is what it does once the record is correct: it reads the whole portfolio every morning and tells you what needs you today, which is the job no property management system was built to do. The one thing we do not replace, and never will, is your channel manager.

FAQ
About this comparison
Is an OMS just a PMS with extra features?
It is the other way round. A PMS is a system of record — it holds the booking and keeps the channels in sync, and Santara does that too. An OMS is what happens once the record is correct: it reads across the whole portfolio every morning and decides what needs a human today. The record is table stakes; the morning is the product.
Do I need both?
No. Santara holds your properties, rooms, rate plans, availability, guests and reservations itself, so you do not run a separate PMS alongside it. You do keep your channel manager — that is the one layer we never replace.
Does Santara replace my PMS or channel manager?
Your PMS, yes. Your channel manager, never — Airbnb and Booking.com sync live and that layer stays yours. Migration off your current platform is free and we do the data entry for you.
Why not just call yourselves a PMS?
Because it would describe the least interesting half of the product. Holding the record accurately is table stakes that six other vendors also clear. Reading the whole portfolio at 6am and telling you what needs you today is the part no property management system was built to do, and the part you are actually buying.
Which PMS platforms does Santara work alongside?
Santara syncs with Airbnb and Booking.com directly today, which is how it works alongside most PMS and channel-manager setups. See the comparison page for exactly what is live versus what competitors connect.
