Which villas are free this weekend?

Three doors are open for Fri 22 – Sun 24 Aug:

  • Uluwatu Villa 3 — both nights
  • Canggu Loft A — Friday only; Saturday is held by a Booking.com stay
  • Da Nang Beach House — both nights

The other eight are sold for at least one of the two nights.

Emma Chen asked for a late checkout on Friday. Can we give it to her?
Looking up guestReading conversationChecking availability

Yes, and it costs you nothing operationally. Emma checks out of Uluwatu Villa 3 at 11:00 on Fri 22 Aug and the next arrival there is Sunday, so a 15:00 checkout just moves the clean to Saturday morning.

She asked at 08:12 this morning — her flight is 21:40. Two previous stays with you, both reviewed 5★.

Draft a reply offering 3pm at the usual 25%.
Saving draft reply

Drafted — not sent. It is waiting in Messages under Emma Chen:

Hi Emma, happy to hold Villa 3 until 15:00 on Friday so you are not sitting out the wait before your 21:40 flight. Late checkout is 25% of the nightly rate — $54 — added to your stay. Say the word and I will confirm it.

Edit any line before you approve it. Sending is yours: I can write a draft, and that is the only thing in your workspace I can change.

How did July compare with June?
Calculating revenue

Across all 11 doors, July booked $18,420 against June's $16,050 — up 15%. Occupancy 78% vs 71%, average nightly rate $214 vs $206.

Those are the nights the channels actually reported, in your display currency. I do not forecast, so August is only what is on the books today.

Who is cleaning Villa 3 tomorrow, and what is the door code?
Reading cleaning scheduleReading stay details

Kadek has Villa 3 tomorrow at 11:00 — one of four turnovers in the Uluwatu cluster, all on the same WhatsApp dispatch.

The door code is 4417. It is set on the building, so all three rooms inherit it unless a room overrides it.

This conversation is now flagged as having read access details, so you can see later that it did.

9:20am

A guest asks for a late checkout, and answering means three screens and a calendar.

Who is in that villa, when the next arrival lands, whether this guest has stayed before, what you charged the last person who asked. None of it is hard. All of it is four minutes you did not have, several times a day.

What it can look up

Your calendar and your doors

Which properties are free on given nights, and which reservations sit behind the ones that are not.

A guest, in full

Past stays, channel, the actual message thread, and the reviews they left — not a summary of them.

The money already reported

Booked revenue, occupancy and average nightly rate for a month you name, in your display currency.

Today's operations

Who is cleaning what and when, which threads are unanswered, and which stay carries which access details.

What stops happening

Opening four screens to answer one question

The lookups run in the chat, and the answer arrives assembled rather than as four things to compare.

Guessing at a guest's history

It reads the thread and the past reservations before it answers, so "have they stayed before" has a real answer.

Writing the same reply again

It drafts the message in your voice from the booking's own facts and leaves it in Messages for you to approve.

Wondering where a number came from

Every answer lists the lookups behind it, so you can see what it read before you act on it.

It reads. It does not act behind you

Nine of its ten tools are read-only, and the tenth writes a draft guest reply that sits in Messages until you approve it. It cannot send a message, move a booking, change a price, dispatch a cleaner or open a door. It cannot reach another host's data either: which workspace it is looking at comes from your signed-in session, never from anything typed into the chat — so a question naming someone else's portfolio simply matches nothing.

Other things it answers the same way

One question, the lookups it ran, the answer. No dashboard hunting in between.

What is waiting on me?

Anything in the inbox I have not answered?
Reading inbox

Four open threads. The oldest is Marco Rossi — Canggu Loft A, arrives Saturday — who asked about airport pickup 19 hours ago. Two already have drafts waiting for your approval. The fourth is a Booking.com guest asking for an early check-in you have not decided on.

Is anything slipping?

Any review I should look at?
Reading reviews

One from last week sits below your average: 4★ on Da Nang Beach House, and the only criterion that dropped is cleanliness, 7 out of 10. The other five reviews since 1 Aug are 5★.

Twice — 4 nights in February and 5 in June, both Uluwatu Villa 1, the second one direct after the first came through Airbnb. He arrives again on 26 Aug, and he asked for an early check-in on both previous stays.

Ask this site a question, right now

The same assistant runs on this page. It has read every public page of this site, so it can answer what Santara does, what it costs and how onboarding works — and it will link you to the page it took the answer from.

It cannot see a portfolio here: the version above reaches your data only after you sign in, because tenancy comes from your session and never from what is typed in the box.

FAQ

Common questions

Is this a chatbot with canned answers?

No. It runs real lookups against your workspace — properties, reservations, revenue, guests, cleaning, inbox threads, reviews — and answers from what it finds. If the data is not there, it says so instead of inventing it.

Can it change anything?

Only one thing: it can save a draft guest reply. It cannot send a message, move a booking, change a price or open a door. Every other tool it has is read-only.

Can my co-host read my conversations?

No. Threads are scoped to your tenant and your user account, so each person's chat history is their own.

Does it see other hosts' data?

It cannot. Tenancy comes from your signed-in session, never from anything typed in the chat, so a question that names another portfolio simply matches nothing.

What if I ask something it cannot look up?

It tells you which part it could not reach. When a question needs more lookups than one turn allows, it says the answer may be incomplete rather than quietly stopping.
