For hosts
Every channel scores how you run the place.
Two to ten properties, no coordinator, and three platforms measuring your response time, your cancellations and your ratings — each on its own clock.

Where you are
You run a handful of properties well enough that they stay busy. What nobody mentions around the third one is that hosting has stopped being the job — keeping the scores up has become it. How quickly you reply, how the last review landed and whether a calendar has ever let a guest down all feed where you appear, and every channel assesses them on its own schedule rather than yours. There is nobody to delegate to and not enough chaos to justify hiring. That gap is the whole problem.
Your morning
6:15am
Opening two apps to see which threads went unanswered while you slept.
7:40am
Working out who arrives today, and which channel each of them booked through.
9:05am
A guest reports the aircon in the thread that becomes their review.
All day
Answering the same three questions in whichever inbox they were asked in.
What changes
Nothing waits for an app to be opened
Unanswered threads are on the 6am brief with a reply already drafted. You approve; you do not compose.
Every channel, one morning
Airbnb, Booking.com and your direct bookings arrive in the same brief and on the same calendar.
Your floor, not a platform's suggestion
Nightly rates are computed against your own cost of turning the room over, then pushed to the channels.
Compare us to a person, not to software
At six properties, the alternative is a part-time coordinator who works one time zone, sleeps through your overnight messages and takes leave.

We’re taking 25. We’d rather have 25 operators we can obsess over than 250 we can’t.
FAQ
Common questions
Does this help with my response times?
That is what it is built around. Unanswered guest threads are on the 6am brief with a reply already drafted from the reservation and the conversation, so answering is an approval rather than a writing task. Nothing is sent automatically — you approve every message, because a fast wrong answer costs more than a slow right one.
I list on more than one channel. Does that work?
That is the point of it. Airbnb and Booking.com connect through Channex, direct bookings come from your own booking site, and all three land on one calendar with rates and availability kept in sync. If you host on two Airbnb accounts, connect each one — the listings behind both arrive in the same brief.
I only have three properties. Is this overkill?
Three properties is already three inboxes that are scored, three calendars that can disagree and three cleans that have to happen. The brief is the same one screen whether you run three or thirty — it is just shorter. What changes at scale is the price, not the shape of the morning.
Will it change my prices without asking?
Only within limits you set. You give each property a floor and a ceiling; rates are computed from your own turnover costs and pushed to the channels inside those bounds, and a night you priced by hand is never overwritten. You can also run it in a mode where it only suggests and never writes.
Do I need to migrate off my current tools?
No. Santara connects to the listings you already have and reads what is already there. It is not a replacement for your PMS if you have one — it is the layer that runs your day on top of whatever you keep.
