Santara AI vs SiteMinder
SiteMinder is a hotel distribution platform with nearly ten times our channel list, and if distribution is the whole job it is the stronger buy. Santara AI is the PMS, the channel manager and the day's operations in one system, built for villas and homestays rather than for a hotel that already has a PMS.
Choose Santara AI if…
- You run villas, homestays or serviced apartments and do not have a separate PMS — you want the calendar, the channels and the operation in one system.
- Your morning is cleaners, check-ins and a broken aircon, not rate parity across 500 channels.
- You want guest replies drafted for you on Airbnb, Booking.com and Expedia, with a person pressing Send.
- You want every price on the page, at your door count, before you talk to anyone.
- Your team coordinates on WhatsApp or Zalo and is not going to log in to a hotel system.
Choose SiteMinder if…
- You are a hotel with a PMS you are keeping, and you want the widest possible distribution plugged into it.
- You need more than our 54 channels — SiteMinder connects to 500+, plus GDS and wholesalers for corporate and agent business.
- Revenue management is the purchase: demand forecasting, competitor rate tracking, rate parity and IDeaS-powered pricing recommendations.
- You run a group or chain and want one portfolio-wide view, group rate management and a contract with premium onboarding.
- You want 24/7 live support — SiteMinder offers it in nine languages including Indonesian and Thai.
The money questions
| Capability | Santara AI | SiteMinder |
|---|---|---|
No commission on channel bookingsAirbnb, Booking.com and every channel you sell on Why?The core SiteMinder subscription takes no commission on bookings. Two parts of the platform do: channels joined through its Channels Plus marketplace and metasearch advertising both charge a commission on completed stays, at rates the pricing page does not publish. Santara AI takes 0% on every channel booking and on upsells; our only commission is 3% on direct bookings through our optional booking site. | Yes | Partial |
No per-reservation or booking feeA flat fee taken out of every stay Why?No booking fee on the base channel manager. Payments carry a transaction fee per payment, and Dynamic Revenue Plus and GDS carry transaction fees on completed stays — all real, all variable, none published as a number. | Partial | Partial |
No commission on guest upsellsLate checkout, transfers, breakfast Why?Upsells at SiteMinder sit in the Guest Engagement add-on, which has no published price or fee terms. Ours are in the plan at 0% commission. | Yes | Partial |
No onboarding or setup feeNothing to pay, for anyone Why?Onboarding and training are included on every SiteMinder plan, which is generous. The pricing page also says additional setup costs depend on your property's configuration, and premium PMS connections such as Opera carry an extra fee — so partial, not a cross. Ours has no setup or migration charge. | Yes | Partial |
No annual contract or lock-inLeave any month and take your data Why?Both are month to month for an independent property. SiteMinder asks for 30 days' written notice and offers fixed terms for a better rate; groups and chains sign one to three years. | Yes | Yes |
Published price at every tierNo “contact sales” to find out what you pay Why?SiteMinder shows a 'From' price for a five-room property — a US visitor sees $135 a month for the base plan — and it changes by region and room count, with no calculator on the page. Groups and chains are quote-only. Our whole ladder is printed for every door count, which is why the table above has a number for us at each size and one for them only at the first. | Yes | Partial |
Dynamic pricing without a per-property surchargeSeasonal and day-of-week rate plans included; ours stands down if you run PriceLabs Why?SiteMinder's dynamic pricing, forecasting and market intelligence are Dynamic Revenue Plus, a paid add-on that also takes a transaction fee on completed stays. It is a serious revenue tool. Our rate rules are first-party and in the plan, with no per-property surcharge. | Yes | No |
How it actually runs
| Capability | Santara AI | SiteMinder |
|---|---|---|
Proactive daily operations briefEvery arrival, departure, clean, upsell and problem — emailed to you before you ask Why?SiteMinder iQ writes plain-language summaries of business intelligence reports when you log in — pickup, pace, market. That is a revenue manager's view. Our Daily Brief arrives at 6am without a login and is about today: who arrives, who leaves, which cleans are unassigned and which room has an open ticket. | Yes | No |
One-tap WhatsApp and Zalo staff plansEach cleaner's day, pre-written and shared to the app they already use in one tap, no new login Why?Out of scope for SiteMinder. It distributes rooms; it does not plan a housekeeper's day. Ours writes each cleaner's jobs and shares them to WhatsApp or Zalo in one tap. | Yes | No |
Built for on-site teams, not solo desk hostsDesigned around housekeepers, drivers and villa managers Why?SiteMinder assumes your operations run in a PMS beside it. Santara AI is that PMS, with cleaners, drivers and villa managers in the same system as the calendar. | Yes | No |
Maintenance tickets with photo evidenceRaised, assigned, chased and closed per property Why?Not something a channel manager does, and SiteMinder does not claim to. Ours: a ticket per problem, with photos, an assignee and a status. | Yes | No |
AI guest messaging with human approvalDrafted in your voice; nothing sends until you say so Why?SiteMinder's Guest Engagement add-on brings email, SMS, WhatsApp, Airbnb and Booking.com messages into one inbox, with templates and scheduled messages. We found no AI-drafted replies on its pages; its AI work is on pricing and forecasting. Ours drafts each reply from the thread, the booking and the listing on Airbnb, Booking.com and Expedia, and nothing sends until a person approves it. | Yes | No |
Owner-ready statementsReports your villa owners can actually read Why?SiteMinder is built for hotels selling their own rooms, so there is no owner-statement module to compare. If you manage villas for owners, ours produces the month — gross minus fees minus expenses — with a CSV export. | Yes | No |
White-label for management companiesYour brand in front of your owners Why?SiteMinder Plus includes a hotel website builder and booking engine presented in the hotel's own brand. Whether every trace of SiteMinder can be removed is not published. Ours always carries a 'Powered by' line, so neither of us is a clean tick here. | No | Partial |
Multi-currency and SE Asia operating realityLocal staff workflows, and prices and statements in IDR and VND Why?SiteMinder has a real South-East Asian presence: 24/7 chat in Indonesian and Thai, regional pricing, and Agoda and Trip.com in its network. What it does not offer is a Vietnamese interface or support line, or an operations layer for local staff. Ours runs in Vietnamese and Indonesian, statements in dong and rupiah included. | Yes | Partial |
Direct booking siteSeven templates built from listings you already imported, selling from the same synced calendar. Direct bookings carry a 3% commission. Why?The booking engine and website builder are on SiteMinder Plus, not the base plan. Ours is in every plan from Operator up, optional, and takes 3% on direct bookings. | Yes | Partial |
What it costs at your size
| Portfolio | Santara AI | SiteMinder |
|---|---|---|
| 1 door | $29 /mo | $135 /mo |
| 6 doors | $154 /mo | Quote only |
| 15 doors | $344 /mo | Quote only |
| 40 doors | $794 /mo | Quote only |
| Commission on channel bookingsOn $20,000 of bookings a month | None | Quote only |
Software subscription only. Channel commission, payment processing and any optional add-ons are excluded on both sides. Our 3% commission applies only to direct bookings through our booking site and is not worked out here.
Competitor figures are the vendor's published rates at that portfolio size. Where a vendor does not publish one, the cell says Quote only rather than an estimate.
Our figures come from the published ladder on the pricing page. Prices shown in USD; readers in a local price book see their own currency there.
A channel manager first, and a very good one
SiteMinder's job is distribution: your rates and availability out to 500+ booking channels, bookings back into the PMS you already run. It connects to 450+ PMSs because it expects you to have one. On channel reach it is not close — 500+ against our 54, plus GDS and wholesaler access we do not offer at all.
Santara AI is built the other way round. We are the PMS and the channel manager in one, and our 54 channels cover what a villa or homestay in this region actually sells on — Airbnb, Booking.com, Agoda, Expedia, Trip.com, Google Vacation Rentals. If you need the 400 channels after those, we are the wrong buy.
Which of our rows SiteMinder actually plays in
It covers channel sync, rates and restrictions, direct bookings (on Plus), payments, revenue tools (as an add-on) and guest messaging (as an add-on). It does not cover cleaning plans, staff dispatch, maintenance tickets, owner statements or a morning brief — not because it does them badly, but because they belong in a PMS, and SiteMinder plugs into one rather than being one.
So the fair comparison is not SiteMinder against us. It is SiteMinder plus the PMS you would run beside it, against one system. If you already have that PMS and like it, SiteMinder adds reach. If you do not, you are buying two products to get what one does here.
Priced per property, by room count
SiteMinder prices each property by its number of rooms, starting from a five-room figure that changes with your region. A single 15-room hotel pays one subscription; on our per-door ladder the same building is fifteen doors. For one larger building, their model can come out cheaper than ours — ask them for the quote and compare it with the table above.
The opposite holds for a portfolio of separate villas. Each villa is its own property, and SiteMinder's multi-property pricing is not on the page. Ours is the same per-door ladder whether your six doors are in one building or six.
AI that prices rooms versus AI that answers guests
SiteMinder iQ is aimed at revenue: demand forecasts, pricing recommendations powered by IDeaS, competitor sets and plain-language report summaries. That is useful work and most of it sits in a paid add-on.
Our AI is aimed at the inbox and the morning. It drafts each guest reply on Airbnb, Booking.com and Expedia for you to approve, and it writes the Daily Brief before you are awake. Neither is a substitute for the other.
Where SiteMinder is stronger
Every comparison page on this site carries this section. If one of these decides it for you, buy theirs.
- Channel reach. 500+ booking channels against our 54, plus GDS and wholesalers — the widest distribution network in this space.
- Revenue management. Demand forecasting, competitor rates, rate parity and IDeaS-powered pricing are deeper than our first-party rate rules.
- PMS integrations. 450+ connections, so a hotel can keep the system it already runs. We replace the PMS; we do not sit beside one.
- Scale and support. 56,000+ properties, group and chain tooling, and 24/7 live chat in nine languages including Indonesian and Thai.
- For a single building with many rooms, per-property pricing can come out cheaper than our per-door ladder.
Switching from SiteMinder
- If SiteMinder sits on top of a PMS you are also leaving, we import properties, rooms, rates, availability, reservations and guest history at no cost and replace both.
- Channels are reconnected here one at a time; nothing on the SiteMinder side is switched off until you have checked the calendars match.
- If you sell on channels outside our 54, check the list before you move — we will tell you plainly which ones we cannot carry.
- Month to month, no exit fee, full data export. Check SiteMinder's 30-day notice period before you set a date.
Questions people actually ask
Is SiteMinder good for villas and homestays?
It works, and some villas use it, but it is built for hotels: it expects a separate PMS and sells revenue and distribution tools a hotel needs. A villa or homestay operator usually needs the calendar, cleaning, staff and guest messages as much as the channels — which is what Santara AI does in one system.
SiteMinder vs Santara AI: which is cheaper?
For one villa, we are: SiteMinder's base plan starts at $135 a month for a five-room property (US view), against our one-door price in the table above. Beyond that SiteMinder does not print a number for your size. For a single building with many rooms, its per-property pricing can beat our per-door ladder — get its quote and compare.
Does SiteMinder have more channels than Santara AI?
Yes, by a long way: 500+ against our 54. Ours cover Airbnb, Booking.com, Agoda, Expedia, Trip.com, Google Vacation Rentals and the rest of what most villas and homestays sell on, all syncing rates, availability and bookings both ways.
Is SiteMinder a PMS?
No. It is a channel manager and distribution platform that connects to 450+ PMSs. Santara AI is the PMS and the channel manager in one.
Does SiteMinder charge commission?
Not on the base channel manager. Channels joined through its Channels Plus marketplace and metasearch advertising take a commission on completed stays, and payments, Dynamic Revenue Plus and GDS take transaction fees — rates not published. Santara AI takes 0% on channel bookings and upsells, and 3% only on direct-site bookings.
Can SiteMinder draft guest replies with AI?
We found no AI-drafted replies on its pages. Its Guest Engagement add-on offers a unified inbox, templates and scheduled messages. Santara AI drafts every reply on Airbnb, Booking.com and Expedia for a person to approve.
