The 2027 holiday calendar is unusual for hosts in Southeast Asia. Lunar New Year falls on Saturday 6 February, so Vietnam's Tết and Indonesia's Imlek land on the same weekend. Four weeks later, Bali's Nyepi (Monday 8 March) sits right before Idul Fitri (10–11 March). If you run rooms in Vietnam, Bali or anywhere guests from both countries travel, your two biggest peaks of the year arrive within five weeks of each other.

Good Tết and Lebaran pricing is less about one clever number and more about timing. When you open the dates, how you step the rate across the holiday, which minimum stay you set, which cancellation policy guests book under, and whether your cleaners are actually working that week. Get those right in October and November, and the holiday mostly runs itself.

This playbook gives you the official 2027 dates, a timeline for opening and pricing them, rate steps you can copy, the cancellation rules each platform actually offers, and a staffing checklist. All holiday dates are as of October 2026; confirm with the local office before you commit to anything that depends on them.

The 2027 Tết and Lebaran dates hosts need

Start from the official calendars, not from last year's habits. Vietnam's Ministry of Home Affairs announced the 2027 Tết break in Notice 11483/TB-BNV, issued 9 October 2026, as reported by the Hà Tĩnh provincial government and the government news portal. Indonesia's 2027 public holidays and cuti bersama come from the joint ministerial decree (SKB 3 Menteri) signed 15 September 2026, published by the State Secretariat.

Holiday2027 datesWhat it means for your calendar
Tết (Vietnam, public sector)Thu 4 Feb – Wed 10 Feb, 7 daysNew Year's Day is Sat 6 Feb; New Year's Eve is the night of Fri 5 Feb
Imlek (Indonesia)Sat 6 Feb, cuti bersama Fri 5 FebA long weekend that overlaps Tết exactly
Nyepi (Bali)Mon 8 MarDay of silence; plan no arrivals or departures
Idul Fitri (Indonesia)Wed 10 – Thu 11 Mar, cuti bersama 9, 12 and 15 MarWith the weekend and Nyepi, 6–15 March has no working day for anyone taking cuti bersama
Natal (Indonesia)Sat 25 Dec, cuti bersama Fri 24 DecRuns into the New Year week
Quốc khánh (Vietnam)Thu 2 Sep – Sun 5 SepA four-day weekend

Two details are easy to miss. First, there is no "30 Tết" in 2027: the last lunar month has 29 days, so 4 February is the 28th and the 5th is New Year's Eve. Second, Vietnamese private employers choose one of three Tết options (one, two or three days before New Year, the rest after), per the same notice. Your guests' days off will not all match the civil service calendar, which spreads arrivals over more dates.

Indonesia adds its own caveat. The Idul Fitri date depends on the Ministry of Religious Affairs' final decision, and cuti bersama for private workers is set by each employer, according to the SKB. Treat 10–11 March as the anchor, but keep a one-day margin in your plan.

When to open and price peak dates

The most common peak-season mistake is pricing late. Guests who plan holidays book early, and they take your best nights at whatever price is on the calendar that day. The second most common mistake is the opposite: a calendar that is closed because the availability window doesn't reach far enough. Airbnb lets you control how far ahead guests can book under Availability window in your calendar settings (Airbnb help); make sure it reaches past March 2027 now.

WhenWhat to do
Now (October–November 2026)Put the holiday prices, minimum stays and closed arrival days on the calendar for both peaks
8–10 weeks beforeCheck what has sold. If the core nights are filling fast, raise the remaining ones one step
4 weeks beforeConfirm staff rosters and laundry; lock in the plan for arrival days
10–14 days beforeLook for gap nights and start relaxing the minimum stay where needed
Last 5 daysFill what's left: shorter stays allowed, price the leftover nights to sell

For Tết and Lebaran pricing, the order matters more than the exact week. Prices and rules go on first, adjustments come from what actually sold, and the minimum stay loosens only at the end. We cover how to keep these rules identical on every OTA in our guide to syncing prices and minimum stay across channels; this post focuses on what to set for 2027.

Rate steps: shape the holiday, don't flatten it

A single "holiday price" for the whole fortnight is the weakest form of Tết and Lebaran pricing: it usually leaves money on the core nights and empties the shoulder nights. Split each peak into four parts and price them differently:

  • Shoulder (the days before people are off): a small step above normal.
  • Build-up (the first days off, travel days): a bigger step.
  • Core (the nights everyone wants): your highest price and strictest minimum stay.
  • Tail (the last days before work restarts): back down toward normal, short stays allowed.

Here is a hypothetical example for a two-bedroom villa in Bali whose normal weekday price is $100. The multipliers are illustrative only; set yours from your own bookings last year, not from this table.

Part of the peakTết / Imlek 2027Nyepi + Lebaran 2027Example priceExample min stay
Shoulder1–3 Feb3–5 Mar$1152 nights
Build-up4–5 Feb6–7 Mar$1403 nights
Core6–8 Feb8–13 Mar$1703 nights through
Tail9–11 Feb14–16 Mar$1201–2 nights

For Vietnam, the shape may be different. Some guests spend New Year's Eve and the first day of Tết with family and only travel from the second or third day; others travel before the eve. Check your own past Tết bookings before copying the Bali shape. If last year's guests arrived on mùng 2, your core is mùng 2–5 (7–10 February in 2027), not the eve.

For Bali in March, Nyepi changes the shape. Guests already in the villa on 7 March in practice stay until the morning of the 9th, because Nyepi is not a travel day, so a stay that starts on the 6th or 7th and runs into Lebaran is your most valuable booking. Price the core around that.

Minimum stay and arrival days for 2027

Minimum stay protects the core; closed arrival and departure days protect your staff. For 2027, three dates deserve a rule:

  • Night of 5 February (Tết eve). Use a "minimum stay through" rule so nobody books that one night alone and leaves you two unsellable nights either side.
  • Monday 8 March (Nyepi). In 2026, Bali's airport stopped all regular flights for 24 hours on Nyepi, under a NOTAM issued by AirNav Indonesia (Antara, 13 March 2026). Expect the 2027 closure to be announced closer to the date. Set closed to arrival and closed to departure on 8 March, and treat it as a night guests must already be in.
  • Your cleaners' days off. If nobody can turn over a room on the first day of Tết or on Lebaran day, close departures and arrivals on those days.

Cancellation policy for peak dates

A cancellation two weeks before Tết costs you more than the same cancellation in a quiet month, because the night is harder to resell. Each platform handles this differently, so check what you can actually set.

Airbnb. You choose one standard policy for stays under 28 nights and one for longer stays; it applies to the listing, not to selected dates. According to Airbnb's cancellation policy page, as checked on 19 October 2026: Flexible gives a full refund until 24 hours before check-in, Moderate until 5 days, Limited until 14 days (for bookings made from 1 October 2025), and Firm until 30 days, with partial payouts after that. All standard policies include a 24-hour free cancellation period after booking if the reservation was confirmed at least 7 days before check-in. You can also offer a discounted non-refundable option that guests choose at booking. If you want peak protection on Airbnb, the non-refundable option and a firmer listing policy are the tools; there is no holiday-only policy.

Booking.com. Cancellation policies are attached to rate plans. Booking.com's partner help suggests offering both a flexible plan and a non-refundable plan, and notes that guests booking closer to the date are usually more price-focused. For connected properties, the same page tells you to check under Account, then Connectivity provider, whether policies are managed in the extranet or by your software.

Whatever you choose, decide it before you open the holiday dates. Changing policy after half the peak has sold leaves guests on two sets of rules.

Staffing the peak

Prices are wasted if the villa isn't clean on arrival day. Plan the people side now:

  • Confirm who works which days, in writing, before the holiday. Many cleaners and staff go home for Tết or Lebaran.
  • Know the pay rules. In Vietnam, work on a public holiday is paid at least three times the normal daily wage under Article 98 of the 2019 Labour Code. In Indonesia, the religious holiday allowance (THR) must be paid no later than 7 days before the holiday under Permenaker 6/2016 (State Secretariat). As of October 2026; confirm with the local office.
  • Stock up early. Linen, toiletries, gas and drinking water often run short when suppliers close.
  • Pre-write guest messages about holiday closures, Nyepi rules and early check-out times.

How Santara AI handles Tết and Lebaran pricing

Santara AI replaces both the PMS and the channel manager, so the holiday plan above lives on one rates calendar per room. You set normal prices and rules for each day of the week, then override the holiday dates. Nightly rate, minimum stay on arrival or through, maximum stay, closed to arrival, closed to departure and stop sell all push from that calendar to every connected channel, including Airbnb, Booking.com, Agoda, Traveloka and Tiket.com.

The smart pricing rule engine can set prices from seasons, weekends and last-minute or gap rules, so a "Lebaran 2027" season can carry your core price while a gap rule lowers stranded nights near the date. When you change a price by hand, the rules don't overwrite it. A zero or placeholder price is never pushed.

During the peak, new bookings create cleaning tasks automatically, and the Daily Brief email (6am by default) lists the day's arrivals, departures and cleans, which helps when half the team is away.

What Santara AI does not do here

Santara AI sends the same price and rules to every channel; it can't set a holiday price for one OTA only. Cancellation policies are not among what it sends, so set them in each platform as described above. It does not decide your holiday prices for you or pay staff allowances, and if PriceLabs is connected, it is detected but not used as a pricing source.

FAQ

When is Tết 2027?

Lunar New Year's Day is Saturday 6 February 2027. Vietnam's public-sector break runs from Thursday 4 to Wednesday 10 February, per Notice 11483/TB-BNV. Private employers choose one of three options, so guests' days off vary.

When is Lebaran 2027 in Indonesia?

The SKB 3 Menteri lists Idul Fitri 1448 H on Wednesday 10 and Thursday 11 March 2027, with cuti bersama on 9, 12 and 15 March. The final date depends on the Ministry of Religious Affairs' decision.

How much should I raise prices for Tết?

There is no correct percentage. Look at what your rooms sold for and how early they sold last Tết, then set a stepped price: shoulder, build-up, core and tail. Raise again only if the core nights fill early.

Can I set a stricter cancellation policy only for holiday dates on Airbnb?

Not as a date setting. Airbnb applies one standard policy per listing for stays under 28 nights. You can offer a discounted non-refundable option, or choose a firmer policy for the whole listing.
