Christmas and New Year pricing for villas: Bali, Phuket, Dalat
Official Dec 2026 – Jan 2027 holiday dates for Indonesia, Thailand and Vietnam, plus rate steps, minimum stays and how to fill the 28–30 December gap.

The 2026 holidays fall in a shape hosts will feel. Christmas Day is a Friday, so Indonesia's Christmas break runs Thursday 24 to Sunday 27 December. New Year's Day 2027 is also a Friday, which gives a long weekend from 31 December to 3 January in Thailand and Indonesia, and 1 to 3 January in Vietnam. In between sit three ordinary working days, 28 to 30 December, that can either fill with guests who bridge the whole week or turn into the emptiest nights of the season.
Good Christmas and New Year pricing for villas is about that shape. Which nights carry the top price, where the minimum stay protects you, how you fill the gap between the two peaks, and how you leave room for Tết and Lebaran only five to ten weeks later.
This playbook covers Bali, Phuket and Đà Lạt with the official holiday dates for December 2026 and early January 2027, a rate-step table you can adapt, minimum-stay rules for the key nights, and a checklist. Dates are as of October 2026; confirm with the local office before you commit to anything that depends on them.
Christmas and New Year 2026–27 dates by country
Start from official calendars. Indonesia's dates come from the joint ministerial decree (SKB 3 Menteri) for 2026 published by the State Secretariat, and New Year's Day 2027 from the 2027 decree. Thailand's dates are the Bank of Thailand's financial-institution holidays as reported by Thairath for 2026 and The Nation for 2027. Vietnam's New Year holiday is set by Article 112 of the 2019 Labour Code.
| Country | Date | Holiday | What it means |
| Thailand | Mon 7 Dec 2026 | Substitute day for 5 December (King Bhumibol's birthday, National Day, Father's Day) | Long weekend 5–7 December |
| Thailand | Thu 10 Dec 2026 | Constitution Day | A midweek day off; some take Friday too |
| Indonesia | Thu 24 Dec 2026 | Cuti bersama for Christmas | Christmas break 24–27 December |
| Indonesia | Fri 25 Dec 2026 | Christmas Day | Core of the Christmas block |
| Thailand | Thu 31 Dec 2026 | New Year's Eve (bank holiday) | Four days off, 31 Dec–3 Jan |
| All three | Fri 1 Jan 2027 | New Year's Day | Long weekend 1–3 January |
Two details matter for planning. Christmas is not a public holiday in Vietnam (Article 112 lists only one day for the solar New Year, on 1 January), so Đà Lạt's domestic demand clusters on the 1–3 January weekend rather than on Christmas itself. And Indonesia's 2027 decree lists no cuti bersama in early January, so most Indonesian workers are back on Monday 4 January.
The shape of the season: two peaks and a gap
Put those dates on one calendar and four blocks appear:
- Christmas block (Thu 24 – Sun 27 Dec). In Indonesia this is when guests on cuti bersama are free to travel. Thursday and Friday nights are the core.
- The gap (Mon 28 – Wed 30 Dec). Working days everywhere. Guests on long international trips stay through; domestic guests mostly don't.
- New Year core (Thu 31 Dec – Sat 2 Jan). For most hosts, 31 December is the night that sells first and highest; check your own history to confirm.
- Tail (Sun 3 – Tue 5 Jan). Check-outs pile up on the 3rd; demand drops fast after.

The gap is where the money is won or lost. If your minimum stay is too strict, a family who wants 26 to 29 December can't book, and the nights stay empty. If it's too loose, someone books only the night of the 30th and blocks a guest who wanted 28 December to 2 January. The rules below are built around that problem.
When to open and price the dates
Many guests plan December travel months ahead, so prices on the calendar in October are the ones early bookers pay. Do three things now:
- Check your booking window. On Airbnb, Availability window in your calendar settings controls how far ahead guests can book (Airbnb help). Make sure it reaches past January 2027.
- Put the holiday prices and rules on the calendar, even if you plan to adjust them. An open calendar at your normal weekday rate is the most expensive mistake of the season.
- Decide your cancellation policy before the first holiday booking. Changing it halfway leaves guests on different rules.
Then review every two weeks. If the New Year core is filling fast in November, raise the remaining nights one step. If Christmas is slow by early December, lower the shoulder nights rather than the core.
Rate steps for Christmas and New Year pricing
One flat "holiday price" from 20 December to 5 January is the weakest form of Christmas and New Year pricing. It leaves money on 31 December and empties the gap. Price each block separately.
Here is a hypothetical example for a two-bedroom pool villa whose normal weekday rate is $120. The multipliers are illustrative only; set yours from your own bookings last December and what is already sold.
| Block | Dates (2026–27) | Example price | Example minimum stay |
| Shoulder | Sat 19 – Wed 23 Dec | $140 | 2 nights |
| Christmas | Thu 24 – Sat 26 Dec | $185 | 3 nights on arrival |
| Gap | Sun 27 – Wed 30 Dec | $150 | 2 nights |
| New Year core | Thu 31 Dec – Fri 1 Jan | $240 | 3 nights through 31 Dec |
| Tail | Sat 2 – Tue 5 Jan | $135 | 1–2 nights |
Read the table as a shape, not a price list. The core is the highest, the gap sits below Christmas so it sells to guests who want a longer stay, and the tail falls back toward normal. If you track occupancy and ADR (see our guide to occupancy, ADR and RevPAR), compare each block with last year separately, not the whole fortnight as one number.
Minimum stay and arrival rules for the key nights
Three rules protect most of the season:
- Minimum stay through on 31 December. "Through" means any stay that includes that night must meet the minimum, wherever it starts. That stops a one-night New Year booking from cutting your best week in half.
- A shorter minimum in the gap. Two nights from 27 to 30 December lets guests join the two peaks together or fill the days between them.
- Closed to arrival or departure on days your team is off. If nobody can turn over a villa on Christmas morning or 1 January, close arrivals and departures on those days.
If your channels each keep different rules, guests will find the loophole. Our guide to syncing prices and minimum stays across channels explains how to keep them identical.
Bali, Phuket and Đà Lạt: what changes
Bali. Indonesian guests on cuti bersama can travel over the Christmas block, and the New Year weekend follows a week later, so both blocks deserve their own price. Plan for back-to-back turnovers on 27 December and 3 January, the two big check-out days.
Phuket. Thailand gives you two early mini-peaks before Christmas: the 5–7 December long weekend and Constitution Day on Thursday 10 December. Price those weekends for domestic travellers, then let the New Year block (31 December to 3 January, four days off for anyone following the bank holidays) carry your highest rate.
Đà Lạt. With no Christmas public holiday in Vietnam, the strongest domestic demand is on 1–3 January. Christmas Eve, a Thursday, can still draw couples and families from nearby cities for a night or two, so a shorter minimum stay there makes sense. Keep 1–3 January as your core.
Everywhere: Tết and Lebaran are close behind. Tết 2027 starts on 6 February and Idul Fitri falls on 10–11 March, so your peak-season work doesn't end in January. Our Tết and Lebaran 2027 pricing playbook covers those dates; set them up now while you are in the calendar anyway.
Cancellation policy and staffing
A cancellation on 20 December costs more than the same one in a quiet month, because the night is harder to resell. On Airbnb you choose a standard policy for the whole listing plus an optional non-refundable discount; there is no holiday-only policy (Airbnb cancellation policies, checked 19 October 2026). On Booking.com, cancellation rules attach to rate plans, and Booking.com's partner help suggests offering both a flexible and a non-refundable plan.
For staff, confirm in writing who works 24–27 December and 31 December–3 January. In Vietnam, work on 1 January is paid at least 300% of the normal daily wage under Article 98 of the Labour Code. Stock linen, gas and drinking water before suppliers close, and plan the two heavy check-out days. Our turnover day without chaos guide has a checklist for those.

How Santara AI handles Christmas and New Year pricing
Santara AI replaces both the PMS and the channel manager, so the plan above lives on one rates calendar per room. You set normal prices and rules per weekday, then override the holiday dates. Nightly rate, minimum stay on arrival or through, maximum stay, closed to arrival, closed to departure and stop sell all push to every connected channel, including Airbnb, Booking.com, Agoda, Traveloka and Tiket.com.
The smart pricing rule engine can set prices from seasons, weekends and last-minute or gap rules, so a "Christmas 2026" season can carry your block prices while a gap rule lowers stranded nights between the peaks. Prices you change by hand are not overwritten by the rules, and a zero or placeholder price is never pushed.
When holiday bookings arrive, cleaning tasks are created automatically, and the Daily Brief email (6am by default) lists each day's arrivals, departures and cleans, grouped so you can share the day's cleaning plan with each team on WhatsApp.
What Santara AI does not do here
It sends the same price and rules to every channel; it can't set a holiday price for one OTA only. Cancellation policies are not among what it sends, so set them in each platform. It doesn't choose your holiday prices for you, and it has no cleaner app or automatic message to cleaners: you share the plan yourself.
FAQ
When are Christmas and New Year holidays in Indonesia in 2026–27?
Christmas Day is Friday 25 December 2026, with cuti bersama on Thursday 24 December, per the 2026 SKB 3 Menteri. New Year's Day 2027 is Friday 1 January, with no cuti bersama in early January in the 2027 decree.
How much should I charge for New Year's Eve at my villa?
There is no correct percentage. Use last year's bookings: when the night sold and at what price. Make 31 December your highest step, protect it with a minimum stay through, and raise it only if the core fills early.
Should I set a minimum stay over Christmas and New Year?
Yes, but not the same everywhere. A stricter minimum stay through 31 December protects the core, while two nights in the 27–30 December gap helps you sell the days between the peaks.
Is Christmas a public holiday in Vietnam?
No. The Labour Code gives one day for the solar New Year, on 1 January. In 2027 that is a Friday, so many Vietnamese guests travel 1–3 January.
