Agoda commission for hosts: how it's charged and how you get paid
Agoda publishes no fixed commission. How its compensation is calculated, when you pay it, UPC vs bank transfer payouts, the 150-day limit, no-shows and tax.

Agoda does not publish a fixed commission for hosts. It calls its commission "compensation" and sets it by your property's location and, in some cases, the payment model, either as a percentage of the reference sell rate or as a markup on the rate you load (Agoda Partner Hub). Your own level is in the Partner Portal under Finance, then Contracted compensation, and for prepaid bookings it is taken out before Agoda pays you.
That is the short answer. The rest of this guide covers what the Agoda commission for hosts is charged on, when you pay it and when you don't, how each payout method works and how long it takes, what happens with cancellations and no-shows, and what Agoda says about tax on its commission in Vietnam and elsewhere. Every platform fact comes from Agoda's own partner help pages, checked on 2 November 2026 and linked so you can confirm them. This is not tax or legal advice.

How is Agoda commission calculated?
Agoda's page on calculating your base rate explains the logic with its own example. The reference sell rate is what the guest pays. The base rate is what you receive: the sell rate minus Agoda's compensation. If a promotion is running, the compensation is worked out on the price after the discount.
Agoda's example uses a $100 rate, a 20% compensation and a 10% promotion. The 20% is Agoda's illustration, not a typical rate:
| Step | Without promotion | With 10% promotion |
| Rate loaded | $100 | $100 |
| Promotion | none | −$10 |
| Reference sell rate | $100 | $90 |
| Compensation (20%) | −$20 | −$18 |
| Base rate to you | $80 | $72 |
Two practical points follow. First, a promotion lowers both what the guest pays and what Agoda takes, but your share falls faster in absolute terms. Second, the rate you see for each booking is the real one. For prepaid bookings, open the booking under Bookings, then Reservations, then Payment & pricing, then Price breakdown. For Property Collect bookings, the amount is under Finance, then All transactions, in the Collection Amount column (Agoda).

Agoda also says you can't standardise one rate across countries: a property in Thailand and one in Singapore can't both be set to the same percentage, because each market has different marketing costs. If you run villas in Bali and an apartment in Da Nang, expect two different numbers. When do you pay Agoda commission, and when not?
Agoda's compensation page lists the cases:
- You pay on a confirmed stay, when you charge a guest for a partially refundable or non-refundable booking, and when you charge for a no-show or cancellation.
- You pay nothing when you waive a cancellation fee, or when the guest cancels inside the free cancellation period.
Agoda sends a bi-weekly Commercial Statement listing its commission per booking ID, grouped by check-in date, in cycles of the 1st to 15th and 16th to month end. Cancellations and no-shows are corrected in the next cycle's statement. Statements are emailed, not stored in the portal, so save them.
Optional extra commission. Agoda Growth Express (AGX) is an advertising campaign where you add an "incremental commission" on top of your standard one to rank higher for travellers you target. You pay it only on departed bookings from the campaign; cancelled bookings are not charged. It is taken from each payout or from prepaid credits, and a campaign can't be paused, only deleted. If your effective rate looks higher than your contract, check for an active AGX campaign first.
Prepaid or Property Collect: who holds the guest's money?
With Agoda's standard prepaid model, the guest pays Agoda and Agoda pays you the base rate. With Property Collect, the guest pays you the full amount at check-in, with or without a card guarantee. You never send Agoda an invoice for those bookings: Agoda deducts the Property Collect compensation from your prepaid payouts instead. Once you turn it on, it applies to all room types.
The catch is the offset. Agoda's Payouts guide describes a "negative amount receivable" when what you owe Agoda is larger than the bookings you selected for payout, for example after several Property Collect stays, or when a guest cancels for free after you were already paid. You can't take a payout until you add bookings that bring the total above zero. Our Agoda vs Booking.com comparison covers how this differs from Booking.com.
How Agoda pays hosts: methods and timing
Agoda's payment methods page lists what each property type can use. Hotel-type properties and multi-unit homes can choose UPC, UPC on ePass, the Agoda E-Card or bank transfer. Single-unit homes can choose UPC, UPC on ePass or bank transfer.
| Method | When you can charge it | Things to know |
| UPC (one virtual Mastercard per booking) | Departure date or one day after check-in, depending on your payment terms | Property pays transaction fees; non-3DS terminal |
| UPC on ePass (one card per batch) | After you confirm a payout | Charge in full within 24 hours; reissue only after 72 hours |
| Agoda E-Card (physical card) | After you confirm a payout | Not offered for new payment method changes from 14 October 2026 |
| Bank transfer | 30 days after departure | Confirm each payout yourself; 3–5 business days to arrive |
Agoda's pages are not fully consistent on UPC timing: the UPC guide gives the wording above, while its payment troubleshooting page says one day after check-out. The reliable answer for your property is the Payable date: go to Finance, then Payouts, click Pending and search the booking ID. The Payouts guide also describes Auto-pay for single-unit homes on bank transfer, which processes bookings within 24 hours after checkout under the conditions you set, so homes on Auto-pay may see a shorter wait than the 30 days above.
For cards, the terminal matters. UPC and ePass cards only work on non-3DS terminals, and ePass needs a terminal registered under a lodging merchant category code. Charge exactly the amount shown; Agoda's troubleshooting page explains "Insufficient funds" (you charged more than the booking value), "Security Violation" (five failed attempts in an hour) and "Card Blocked FRE10" (card used for something other than booking payments). The Agoda Homes page also mentions PayPal; it is not on the payment methods page, so check Finance, then Payout accounts, to see what your account actually offers. To change method, use the Need Help button in the portal.
Step 1
Get your bank account approved
Under Finance, then Payout and tax settings, the account must show Approved. Pending means documents are missing; Agoda says Finance usually takes 5 business days to review.
Step 2
Select bookings ready for payout
From 30 days after departure, go to Finance, then Payouts. Eligible bookings are pre-selected. Adjustments are always included and can't be excluded.
Step 3
Confirm the payout
Click Get Payout, check the summary and click Confirm. The net amount must be positive. Payouts are not automatic unless you use Auto-pay.
Step 4
Check the Value Date
Under Finance, then Past payouts, the Value Date is the expected arrival. If nothing arrives by then, contact Agoda through Need Help.
Cancellations, no-shows and adjustments
Commission follows the money you actually keep. If you charge a cancellation or no-show fee, Agoda takes compensation on it; if you waive it, it doesn't. Two policy rules decide what you can charge. If your property offers EasyCancel, that policy always applies. And if a rate plan arrives from a channel manager without a cancellation policy, the strictest policy on your Cancellation policies page applies by default (Agoda).
For no-shows, you can report once the guest hasn't arrived by midnight on the check-in date, and Agoda recommends waiting 24 hours. On prepaid bookings you report through Need Help, and Agoda charges the fee and remits it through your payout method. On Property Collect bookings you can click Mark as no-show for 72 hours from midnight of the arrival date. Agoda then tries the guest's card; if that fails, it waives its compensation on the booking and shows you the card details so you can charge the fee yourself.
If a booking is changed or cancelled after you confirmed a bank transfer payout, the difference is offset in a future payout (bank transfer guide). That is why the amount you receive in one month doesn't always match that month's stays.
Tax on Agoda commission
Agoda says it works as an agent. If your property is GST/VAT registered, you self-assess tax on the commission shown in the Commercial Statement, and you don't pay anything back to Agoda. Guest tax invoices are yours to issue, at the full sell rate, because Agoda "cannot offer an invoice to a booker for the accommodation services offered by you" (Agoda).
Country rules differ, and Agoda's tax settings are set by location; you can't change them yourself (Agoda). What Agoda publishes for this region:
- Vietnam. Agoda's Vietnam Tax FAQs cite Decree 252/2026/ND-CP. For household or individual properties where Agoda collects payment, Agoda withholds 5% VAT and 2% (resident) or 5% (non-resident) PIT from the booking revenue, and 10% VAT may apply to its commission. Its own illustration: on VND 1,000,000 with VND 200,000 commission, a resident individual nets VND 710,000. Agoda may ask for your Enterprise Registration Certificate number or national tax ID under Finance, then Payout and tax settings, and issues an annual certificate of taxes withheld.
- Thailand. Agoda's Thailand VAT page says it applies 7% VAT on its commission to properties that are not VAT registered; registered properties self-assess it.
- Indonesia. We found no Indonesia-specific tax page on Agoda's partner hub as of November 2026. Check the tax lines on your Agoda vouchers and statements with a local tax adviser; our Bali villa licence guide covers local registration.

How Santara AI fits with Agoda
Agoda is one of the 54 channels Santara AI connects. When you connect Agoda and your other channels, each room has one calendar: new Agoda bookings, changes and cancellations land on it, and a night sold on Agoda closes on Airbnb, Booking.com and your direct booking site too. Rates and stay rules go out from the same calendar. Setup is covered in our Agoda channel manager guide.
For the money side, Reports records revenue as the net payout and builds a monthly owner statement per property: gross booking revenue minus channel fees minus expenses, with a CSV download. That gives you one place to match each Agoda payout to the stay it belongs to.
What Santara AI does not do with Agoda
It does not receive, hold or forward Agoda payouts, charge UPC or ePass cards, report no-shows or file tax. Agoda guest messages stay in the Agoda portal; they do not come into the Santara AI inbox. Santara AI sends the same price to every channel, so it can't add a markup on Agoda to cover a higher commission.
