Homestay vs Airbnb vs hotel: what's the difference for owners?
Airbnb is a platform; homestay, villa, serviced apartment and hotel are property types. How they differ in law, guest expectations and the channels that fit each.

Homestay vs Airbnb is not a like-for-like choice. Airbnb is a booking platform, a place where you list a property. A homestay, a villa, a serviced apartment and a hotel are property types, the thing you list. So the real comparison is between property types, and each one can be sold on Airbnb, on Booking.com, on Agoda and on your own website.
That distinction matters because it decides almost everything else: which licence you need, what guests expect when they arrive, how many staff you need, and which channels bring the right guests. Airbnb's own terms say it is "a platform that enables Members to publish, offer, search for, and book Host Services" and that it "does not own, control, offer or manage any Listings" (Airbnb Terms of Service). The host, not the platform, runs the property.
This guide sets the four property types side by side for owners in Southeast Asia, shows how the legal categories differ in Vietnam and Indonesia (with links to our licence guides rather than restating the law), and ends with a decision table. Platform facts were checked on official pages in November 2026.
Homestay, villa, serviced apartment, hotel: the short comparison
| Homestay | Villa | Serviced apartment | Hotel | |
| What the guest books | A room in a home, often with the owner living there | A whole house, usually private | A whole apartment in a multi-unit building | A room in a commercial building |
| Owner on site | Usually yes | Usually no | No | Front desk and staff |
| Typical service | Personal, informal | Private space, some staff support | Self-service with housekeeping | Front desk, daily housekeeping |
| Fits Airbnb listing type | Private room or entire place | Entire place | Entire place | Hotel room |
| Booking.com group | Home | Home | Home (ApartHotel) | Hotel |
The Airbnb and Booking.com rows come from the platforms' own classifications, explained below. The rest is a description of how these types usually work, not a legal definition.
Homestay vs Airbnb: is Airbnb a homestay?
No. Airbnb is where guests find and book a stay. Airbnb sorts listings by what the guest gets. Its Types of places to stay article lists four: entire place, private room, hotel room and shared room. A private room means guests get their own bedroom but share some spaces with the host or other guests. That is what most people picture when they say "homestay".
Airbnb also groups properties into general types. Its Resource Center article on defining your space names six: apartment, house, secondary unit, unique space, bed and breakfast ("a hospitality business offering guests breakfast with a Host on-site") and boutique hotel.
Hotels can list on Airbnb too. Airbnb's standards for hotels and other hospitality businesses cover boutique hotels, hotels, B&Bs, serviced apartments, aparthotels, hostels, resorts and more. Airbnb expects high-quality photos, detailed amenity and accessibility information, clear fees and deposits, and "accurate listing categorization". Listings that don't meet the standards "may be ineligible to list or may be removed from Airbnb."
So the useful question is not "homestay or Airbnb?" but "what kind of property do I run, and where should I sell it?" For the listing steps themselves, see our step-by-step guide to listing on Airbnb.
How do the legal categories differ in Vietnam and Indonesia?
Both countries treat these types as different businesses. Here is only the classification; the full licence steps are in our licence guides.
Vietnam. The Tourism Law lists separate types of tourist accommodation, including hotel (khách sạn), tourist villa (biệt thự du lịch), tourist apartment (căn hộ du lịch), tourist guesthouse (nhà nghỉ du lịch) and "a home with rooms for tourists to rent" (nhà ở có phòng cho khách du lịch thuê), which is the legal name for a homestay (Ministry of Culture, Sports and Tourism). The minimum conditions differ. Per the same ministry page, a hotel needs at least 10 bedrooms, a reception desk and staff on duty 24 hours. A tourist villa also needs a reception area and 24-hour staff. A homestay needs a guest area, kitchen, bathroom and bedding changed for each new guest, with no 24-hour staffing condition listed. Star rating applies to hotels, villas, apartments and cruise boats, and registering for it is voluntary. Our Vietnam homestay licence guide covers registration, fire safety and tax as of October 2026.
Indonesia. The business classification (KBLI) in the OSS system separates them. "Pondok wisata" (KBLI 2020: 55130) is a home lived in by its owner with part of it rented daily, giving tourists a chance to interact with the owner's daily life (OSS). "Vila" (55193, now 55203 in KBLI 2025) covers private homes rented to tourists and managed by the owner (OSS). Hotels sit under separate codes; the Bali provincial government's July 2026 notice, for example, names "hotel bintang" and "hotel melati" as separate KBLI groups (Pemprov Bali). Our Bali villa licence guide has the steps.
In both countries, guest registration applies whatever type you are. See guest registration in Vietnam and Indonesia. This is not legal advice; confirm locally.

What guests expect from each type
Guests read the property type as a promise. Getting it wrong leads to the most avoidable bad reviews.
- Homestay: a real home and a real host. Guests expect local tips, a shared kitchen or breakfast table and some flexibility. They forgive a simple room more easily than a cold welcome.
- Villa: privacy and space. Guests expect the whole place to themselves, a pool or garden if the photos show one, and someone reachable when the pump fails at 10pm.
- Serviced apartment: a self-contained flat that works for longer stays. Guests expect a usable kitchen, reliable Wi-Fi and a clear check-in process without a front desk.
- Hotel: service. Airbnb's own definition says hotel rooms "provide a level of service and hospitality associated with traditional hotels". Google's lodging rules say a hotel must have a front desk and a manager or owner on site (Google Hotel Center).
If your "villa" is a room in your family house, call it a homestay. Accurate categorisation is a written Airbnb standard, and it protects your reviews.
Which channels fit each property type?
Every major OTA takes more than one type, but each one files them differently, and that changes how guests find you.
- Airbnb accepts all four. Homestays usually list as a private room, villas and apartments as entire places, hotels under the hospitality standards above.
- Booking.com splits property types into "Hotel properties (non-Home)" and "Home properties". Its connectivity documentation lists hotel, hostel, resort and motel as hotel types, and villa, apartment, guest house, homestay, holiday home and aparthotel as home types (Booking.com property class codes). How to get listed is in our Booking.com listing guide.
- Agoda describes three set-ups: hotel-type (several rooms or units under one listing, guests can book several at once), multi-unit home, and single-unit home where each unit is its own listing (Agoda Partner Hub). Our Agoda vs Booking.com comparison covers payments and rules.
- Google Vacation Rentals is for whole, private, furnished places that are managed and cleaned between stays. A B&B or guest house with the owner on site counts as a hotel in Google's categories, not a vacation rental (Google Hotel Center, linked above).
- Your own website suits every type, and matters most for villas and homestays with repeat guests. See our direct booking website guide.

How Santara AI handles every property type
Santara AI works the same way whatever you run. Each room has one calendar, and that calendar feeds your connected channels. A homestay room is one unit. A hotel room type can have a unit count, for example six identical deluxe rooms, and availability is never offered above that count.
You can connect Airbnb, Booking.com, Agoda, Traveloka, Tiket.com, Expedia, Trip.com, Google Vacation Rentals and others, 54 channels in all. Bookings, changes and cancellations from every channel land on the same calendar, and a booking on one channel lowers availability on the others. Guest messages from Airbnb, Booking.com and Expedia arrive in one inbox, where AI drafts a reply and nothing goes out until you press Send. A direct booking site is included and sells from the same calendar. Guests can also open a QR guidebook for the stay.
What Santara AI does not do
It does not choose your legal category, apply for licences, register guests with the authorities, or create OTA listings. You bring your existing Airbnb, Booking.com and other accounts.
FAQ
What is the difference between a homestay and Airbnb?
Airbnb is a booking platform. A homestay is a type of property: a home where the owner usually lives and rents rooms to guests. A homestay can be listed on Airbnb, Booking.com, Agoda or your own site.
Is a villa the same as a homestay?
No. A villa is usually a whole house rented privately, while a homestay is usually rooms in a lived-in home. Vietnam and Indonesia classify them separately, so the licence differs.
Can a hotel list on Airbnb?
Yes. Airbnb has standards for hotels, boutique hotels, B&Bs, serviced apartments and other hospitality businesses. Listings must be accurately categorised and may be removed if they don't meet the standards.
Should I list my homestay on Booking.com or only Airbnb?
Booking.com lists homestays and guest houses as "Home" properties, so both work. Many owners use both and keep one calendar so a booking on one site closes the dates on the other.
