How Airbnb search ranking works: what Airbnb actually says
Airbnb search ranking explained from Airbnb's own pages: quality, popularity, total price, location, availability, response rate, Instant Book and cancellations. No myths.

Every host has done it: searched their own town on Airbnb, scrolled for a while, and found their listing on page three behind places that look no better. The internet is full of theories about why. Log in every day. Edit your title every week. Turn your calendar off and on again. Most of these come from forums, not from Airbnb.
This guide sticks to what Airbnb itself says about Airbnb search ranking. We read Airbnb's help article How search results work, its Resource Center guide How search works on Airbnb, the Guest Favorites rules and the response rate article, all checked on 24 October 2026. Where Airbnb does not say something, we say that too.
The short version: Airbnb names four big factors (quality, popularity, price and location), several things you control (availability, price, photos, description, amenities, response, cancellations) and one thing you cannot control at all, which is the guest. Here is how each one works and what to do about it this week.
What drives Airbnb search ranking, according to Airbnb
Airbnb's help article says the algorithm "considers many factors" and that some have a larger impact than others. It names four that heavily influence where a listing appears:
| Factor | What Airbnb says it looks at | What you can change |
| Quality | Photos and videos, ratings and reviews, host–guest communication on the platform, listing characteristics, customer service and cancellation information, amenities | Most of it |
| Popularity | How often guests save the listing to a wishlist, book it and message the host | Indirectly, through everything else |
| Price | Total price, and how it compares with similar listings in the area for those dates | Directly |
| Location | Places guests like to stay, such as near popular landmarks | Not after you buy or rent the property |
Two more points from the same article are worth knowing. First, the algorithm "encourages variety", so results mix different hosts, characteristics and price levels. You will not see ten near-identical villas in a row even if they score similarly. Second, Airbnb says its ranking algorithms "will evolve over time". Anyone who claims to know the exact weights is guessing. Airbnb does not publish them, and its recommendation systems page says the weight on each factor may vary.
Price in Airbnb search ranking: total, not nightly
The Resource Center guide says the algorithm prioritises the total price before taxes, including fees and discounts, compared with similar listings nearby. That detail matters. A host in Da Nang who lowers the nightly rate but keeps a large cleaning fee may still look expensive for a two-night search, because the guest sees the total.
Airbnb's help article adds that listings priced below comparable listings with similar characteristics (guest capacity, amenities) tend to rank higher. It also says adjusting price or offering discounts is one of the most direct ways a host can affect search performance, for example for a new listing or in a slower season.
This is not an instruction to be the cheapest place in Canggu. It means your price is always read against your neighbours for those exact dates. A rate that was fair in high season can look high in the rainy months, and the search results will show it. If you want a framework for this, our post on occupancy, ADR and RevPAR explains how to judge whether a lower rate actually earns more.
Availability and stay rules
Airbnb is clear here: the more dates a listing is available, the more likely it matches a guest's plans, so adding availability "may improve the visibility of a listing". The same goes for stay length. More flexibility on minimum and maximum nights means the listing fits more searches.
The Resource Center guide puts it as a to-do list: reduce restrictions like minimum and maximum stays, and keep your calendar open further ahead. In practice:
- A 3-night minimum hides you from every 2-night search, all year.
- Personal blocks you forgot to remove make the calendar look full when it is not.
- A calendar open only 2 months ahead is invisible to guests planning Tết or Christmas.
None of this means removing every rule. If a 1-night stay costs you more in cleaning than it earns, keep a minimum. Just make each rule a decision, not a leftover. Our guide to syncing prices and minimum stays across channels shows how to keep these rules the same everywhere you sell.

Quality: photos, description, reviews
Under quality, Airbnb lists the listing content (photos and videos), ratings and reviews, communication on the platform, and listing characteristics. Its advice on media is plain: high-quality photos and videos help attract attention and improve engagement, "which can improve ranking". A comprehensive description helps guests feel confident enough to book.
Amenities count in a specific way. Guests filter for things like a crib, a hot tub, a step-free entrance or pets allowed. If you have the amenity and do not tick it, you are missing from every search that uses that filter. Go through the amenity list once and tick everything you really offer. Do not tick what you do not have; it turns into a complaint and a low accuracy rating.
Reviews feed quality directly. Airbnb's hosting data article says listings with better ratings and reviews tend to rank higher.
Response rate, Instant Book and cancellations
This is where host behaviour shows up most clearly.
Response rate. Airbnb's response rate article says your response rate "impacts your Superhost status and search placement". It counts the share of new inquiries and reservation requests you answered within 24 hours over the past 30 days. Declining counts as a response. Letting a request expire does not.
Instant Book. For listings that are not instantly bookable, the algorithm looks at how fast you respond and how often you reject requests to book. Airbnb says instantly bookable listings "may rank higher" because the booking is confirmed without you having to accept it. Guests can also filter for Instant Book, so a listing without it is absent from those searches.
Cancellations. For homes, Airbnb says the algorithm considers the Superhost criteria when ordering results: host cancellations, responsiveness, and ratings and reviews. The host cancellation policy also lists other consequences, such as a blocked calendar for the dates. Double bookings count as host-responsible. If that has happened to you, read what to do after a double booking.
Guest Favorites, Superhost and new listings
Guest Favorites is a badge, not a separate ranking system. Airbnb says listings are evaluated every day on overall ratings, review feedback, communication, the six category ratings, host cancellation rate, review removal rate and quality issues reported to customer service. A listing needs at least 5 reviews in the past 4 years, with at least 1 in the past 2 years. The top 1%, 5% and 10% of eligible homes get a gold trophy and a highlight; the bottom 10% get a label above their reviews if Airbnb has already contacted the host about quality.
Guest Favorite listings show a badge in search results and guests can filter for them. Airbnb does not say the badge itself pushes a listing higher in normal results, so we will not claim it does. The same signals that earn the badge (ratings, reliability) are ones Airbnb names as ranking factors anyway. Superhost works the same way; see our Superhost guide.
For new listings, Airbnb says the algorithm "is designed to make sure new listings show up well in search results", and that they usually appear within 24 hours.
What Airbnb does not say
These are common claims that do not appear on Airbnb's pages:
- That editing your listing every few days "refreshes" ranking.
- That logging in daily or opening the app boosts you.
- That keywords stuffed into the title change ranking.
- That turning Instant Book off and on resets anything.
Airbnb also personalises results. Its help article says a guest's past bookings can lift listings with similar characteristics for that guest. So the order you see when you search your own town is not the order every guest sees. Checking your position from your own phone tells you very little.
A one-week ranking checklist
Step 1
Check the total price for a 2-night search
Search your area for a typical weekday and weekend 2-night stay. Compare totals, not nightly rates, with similar listings.
Step 2
Open the calendar and loosen leftover rules
Remove stale personal blocks, extend the availability window, and question any minimum stay you cannot justify.
Step 3
Fix the listing content
Replace dark or vertical photos, finish the description, and tick every amenity you really offer.
Step 4
Protect your response rate
Turn on notifications and answer or decline every request within 24 hours. Consider Instant Book if your rules allow it.
Step 5
Remove the cause of host cancellations
If you sell on more than one channel, make sure a booking on one closes the dates on all the others.

How Santara AI helps with the parts you control
Santara AI does not have access to Airbnb's algorithm and cannot promise a higher position. It helps with the operational factors Airbnb names.
It replaces both the PMS and the channel manager, with one calendar per room as the source of truth. When you connect Airbnb, you sign in from Santara AI and pick which listings to bring in. Availability, nightly rate, minimum and maximum stay and closed-to-arrival rules set in Santara AI push to Airbnb and the other connected channels, so the open dates and stay rules you decide are the ones guests see. A booking on Booking.com or Agoda lowers availability everywhere, which is how double bookings, and the host cancellations they cause, become rare.
Smart pricing can set prices with season, weekend and last-minute or gap-night rules, and your manual edits are protected from being overwritten. Airbnb guest messages arrive in the Santara AI inbox, where AI drafts a reply; nothing is sent until you press Send. That helps you answer inside Airbnb's 24-hour window.
What stays on Airbnb
Photos, title, description, amenities and the Instant Book setting are managed on Airbnb itself. Santara AI does not push listing content, does not write or post review replies, and cannot see or change your search position.
FAQ
How does the Airbnb search ranking algorithm work?
Airbnb says quality, popularity, price and, for homes, location heavily influence ranking. It also looks at availability, response, cancellations and amenities, and personalises results for each guest. It does not publish the weights.
Does Instant Book improve Airbnb ranking?
Airbnb says instantly bookable listings may rank higher because responses are automatic, and guests can filter for Instant Book. For listings without it, response speed and how often you decline requests are considered.
Why did my Airbnb listing drop in search?
Common causes Airbnb's own factors point to: your total price rose against similar listings, fewer open dates or stricter stay rules, lower ratings, slow responses, or a host cancellation. Results are also personalised, so your own search is not a reliable check.
Does being a Guest Favorite help ranking?
Guest Favorites shows a badge in search and has its own filter. Airbnb does not say the badge itself raises ranking, but the signals behind it, ratings and reliability, are named ranking factors.
