Direct booking site vs building your own with Wix, Squarespace or WordPress

Wix, Squarespace or WordPress, or a booking site built into your property software? An honest comparison for villa hosts: sync, payments, upkeep, SEO and design.

Villa list with prices on a direct booking site compared with a DIY website builder

Sooner or later, every villa host thinks about building a website. A friend made one on Wix in a weekend. A cousin knows WordPress. Squarespace templates look beautiful. It feels like the obvious first step toward taking direct bookings.

It can be. But a website that looks good and a website that can safely take bookings are two different things. This guide compares building your own site with a general website builder like Wix, Squarespace or WordPress against using a vacation rental website builder that comes with your property software, so you can pick the one that fits how you actually run your villas.

What a booking site has to do

A brochure site only needs photos, text and a contact button. A booking site has a harder job. It has to:

  • Show live availability for every villa or room.
  • Show the full price for real dates, including cleaning fees and taxes.
  • Take payment and confirm the stay.
  • Block those dates on Airbnb, Booking.com and every other channel straight away.
  • Send the guest a confirmation with all the details.
  • Handle cancellations and refunds by a policy the guest agreed to.

Any website builder can do the first part. The rest is where the real work, and the real risk, is.

Time to launch

A simple Wix or Squarespace site can go live in a weekend if you already have good photos and text. Adding booking is where it slows down. You need to choose a booking plugin or app, connect payments, enter rates and fees for each villa, write the policy pages and test everything on a phone.

A WordPress site usually takes longer. You choose hosting, a theme and several plugins, then make them work together. Many hosts end up paying a developer for this part.

A booking site that comes with your property software starts from listings you have already set up, so most of the work is choosing a look and checking your text.

Keeping availability in sync

This is the biggest difference, and the one that costs hosts money.

Most booking plugins for Wix, Squarespace and WordPress connect to Airbnb and Booking.com through iCal links. An iCal link is a calendar file that the other side checks from time to time, not the moment something changes. Depending on the platform, an update can take anywhere from several minutes to a few hours to appear.

In that gap, the same night can be sold twice. A guest books your villa on your website for the long weekend, and before the calendars catch up, someone else books the same nights on Airbnb. Now you have to cancel one of them, and an OTA cancellation can hurt your listing.

iCal also only carries blocked dates. It does not carry prices, minimum stays or closed-to-arrival rules, so you end up keeping those in two places by hand.

A booking site that sells from the same calendar your channels sync to avoids this. One booking updates one calendar, and the channels follow from there.

Payments

On a DIY site, payments usually come through the booking plugin or the builder's own commerce tools. Check three things before you choose:

  • Who holds the money and when it reaches your bank.
  • Whether refunds can be made from the same place, by your cancellation policy.
  • Whether the price is re-checked at payment time, so a guest cannot pay for a night that was just sold elsewhere.

Maintenance and security

Wix and Squarespace look after hosting and security for you. That is one of their real strengths.

WordPress is different. Your theme, your plugins and WordPress itself all need regular updates. Skip them and the site can break or be hacked. Run them and a plugin can stop working with another one, sometimes in the middle of high season. Someone has to own this job every month, and on a site that takes guests' card payments, it matters.

SEO basics

All three builders can rank on Google if the pages are good. What matters is one clear page per villa, a page title and description on each, a sitemap, fast mobile pages and structured data that tells search engines this is a place to stay. Builders give you the tools, but you set most of it up yourself, and booking plugins often add their own pages that are hard to control.

Cost and design freedom

The costs of a DIY site are spread out, which makes them easy to underestimate:

  • A monthly builder or hosting plan.
  • A premium theme or template.
  • One or more booking or calendar plugins, often on their own subscription.
  • Payment processing fees.
  • Developer time for setup, changes and fixes.

Design is where a DIY site honestly wins. With WordPress, or a good Squarespace template, you can make almost anything: unusual layouts, custom animations, an online shop for your coffee or a wedding enquiry form. If your brand depends on a look nobody else has, a builder gives you more freedom than any booking-site template will.

When a DIY site still makes sense

Building your own is a good choice when:

  • Your brand needs a completely custom design.
  • The site does much more than rooms: a restaurant, retreats, events, a shop.
  • You only want a brochure site and are happy to take bookings by request and confirm by hand.
  • You have a developer you trust who will keep it updated.

Some hosts do both: a brand site built on a website builder, with a "Book now" button that links to a booking site that handles availability and payments.

How Santara AI handles it

A direct booking site is included in every Santara AI plan. It is built for the booking side of the job:

  • Pulls your listings automatically. Properties, rooms, photos and prices come from your Santara AI workspace. No second CMS and no re-uploading photos.
  • Same calendar as your channels. The site sells from the availability your channels sync to, with minimum stays and arrival rules applied. A confirmed direct booking blocks the dates on Airbnb, Booking.com and your other channels, and the price and availability are re-checked at checkout. If a night sells elsewhere during checkout, the guest is refunded automatically.
  • 7 templates. Coastal, Boutique, Minimal, Retreat, Urban, Luxe and Gallery. Change colours, fonts, logo, hero image or video, and reorder home sections. Switching templates later keeps your content.
  • Your own domain. Start at yourbrand.book.santara.ai, then connect a domain you own by adding two DNS records and verifying. HTTPS is switched on by the Santara AI team after you verify.
  • Payments through your own Stripe account, a cancellation policy saved with each booking, and refunds from the dashboard.
  • SEO basics included: page titles and descriptions, a sitemap and structured data.

What it is not

It is not a general website builder. You choose from templates, colours, fonts and sections, not a blank page. There are no promo codes, deposits or add-ons at checkout yet. Instant book needs a Stripe account, and Stripe is not available to businesses in every country. Request to book works without it.

FAQ

Can I connect Airbnb to my Wix site?

Usually through an iCal link in a booking app or plugin. It works, but the update is not instant, so there is a window where the same night can be booked twice.

Is WordPress better for SEO than a booking site?

Not by itself. Good pages, clear titles, a sitemap and structured data matter more than the platform.

Can I keep my existing website?

Yes. Many hosts keep their brand site and add a "Book now" button that links to their booking site.

Do I need a developer for Santara AI's booking site?

No. You set it up on one Setup page from the listings you already have.
